|---|---|---|
| An outdoor living space | $50,000–$85,000 | A designed patio or terrace with a fire feature, seat walls, lighting and the planting around it. |

Which Features Raise the Range?
Each of these adds to a project's range, and more so with premium finishes or a harder site. The planner includes them; your designer prices them properly once the design is drawn.
- Outdoor kitchenGrill, counters, storage, power and gas
- Pergola or covered patioA built structure with lighting and fans
- Fireplace or custom fire featureBeyond a standard fire pit
- Water featurePondless falls, a runnel or a fountain

What Else Moves the Number?
- Area. Against a typical area of about 1,500–4,000 sq ft: compact −15%, large +35%, expansive +75%.
- Finishes. Premium, natural stone and custom details, +20%; Signature, bespoke materials and craftsmanship, +45%.
- The Site. Sloped (or tight access) +15%; Complex (steep, or a lot to remove first) +30%.
- Utilities. Gas, power and water lines to kitchens, fire features and lighting add trenching and permits.
- What's There Now. Removing old concrete, lawn or structures adds time before the build can start.
- Plant Size. Mature trees give shade on day one; smaller plants cost less and catch up over a few seasons.
How Much Does the Design Cost?
After we've walked your property, we set your design fee in a written agreement based on the site's size, its grade and how much you want to build. It's fixed before design starts, and it won't rise if your build budget does.
Design includes a survey of the site, a concept plan, 3D renderings, grading and drainage, material and plant selections, and the investment estimate that becomes your fixed-price proposal.
How Does a Range Become a Price?
- Design Consultation. A call with a designer about your goals and a comfortable range.
- Site Visit. We walk and measure the property, then send a design proposal with a fixed fee.
- Design. The investment estimate is updated at every design meeting.
- Fixed-Price Proposal. Once the design is final, the price is too.

How Can a Budget Go Further?
- Design the Whole Yard, Build in Phases. A master plan lets you start with what you'll use most and add the rest later without redoing work.
- Design in Winter. Off-season design means your build is scheduled for spring before the calendar fills.
- Spend Where You Live. Put premium materials where you sit and walk; use simpler ones at the edges.
About Investment.
Why don't you publish exact prices?
Because no two properties are alike, and an honest price needs a design. Slope, soil, access, utilities and the design itself all change the number. Ranges help you plan; the fixed-price proposal comes once the design is final.
Is the planner's range a quote?
No, it's a planning range. It shows where projects like yours usually land so you can plan with confidence before the first conversation.
What if my budget is under $50,000?
Start with a master plan. We design the whole yard, then build it in phases, beginning with the part you'll use most.
